Department Objectives

Resource Title Agency, Inc.’s primary goal is to process and close REO properties in an efficient and timely matter. Our high ethical and professional standards have given us the opportunity to service many attorneys, lenders and asset managers in the foreclosure arena. Each State that Resource Title Agency, Inc., services has differing laws, customs and tax prorations, requiring the Account Managers to have a thorough comprehension and understanding of all factors to insure an efficient and timely close. Because Ohio, in and of itself, is diverse in its closing practices, with part of the state (13 counties) practicing escrow closings, and the remaining counties (74) practicing round table closings, a comprehensive understanding of the local laws and customs throughout the State is a vital necessity.

REO Specialist

• National Account Managers ensure that the highest quality service is delivered in a manner that meets or exceeds the client’s expectations and time frames. The National Accounts Department is a highly engineered, streamlined department that is able to function on several levels including underwriters’ relocation/default services divisions, outsourcing/asset management companies or directly with third party relocation companies. The department is structured, but fluid and flexible, depending on the needs of the customer. Whether Relocation or REO, Resource Title provides, as often as is possible, a single point of contact through our Account Managers, who coordinate the transaction with the outside parties and the internal staff providing title and closing services. The Account Managers provide accountability and are readily available to provide immediate answers and information on their assigned transactions. Further, each manager is well versed in the customer’s procedures and processes, including the preferred methods of communication and customer policies.
  
• Closing Team coordinates with the Account Managers for the Seller side. The Closing Officer works with the Lender and Buyer to complete the Buyer’s side, disbursing the funds and transmitting the Final HUD to the Listing Agent.
  
• Service Department is responsible for order entry, preparing the Commitment in three (3) to five (5) days and the preparation of the Deed to Convey title. The department is comprised of local and national account service teams. Each member of our team maintains complete control over the exam, update and filing process. The documentation and legal concerns involved in a property transfer can be complex and complicated. Resource Title's service department is responsible for the accurate and timely completion of title exams, converting the exam information into an easy to read and understandable title commitment. The department is instrumental in notifying the interested parties of any title clouds. If necessary they assist the Seller or Lender in clearing those clouds. They also prepare needed documentation such as affidavits and power of attorney paperwork. They are highly experienced professionals and have the knowledge to sort through the various legal documents that make up the exam. Using this knowledge they are able to determine the course of action regarding deed preparation, trust documentation, bankruptcy, probate and any lien of record. They are also able to track the order from start to finish to keep everyone updated on the status.
